The idea
A fifteen minute neighbourhood by the ocean
The masterplan is built around one simple rule: most of what you need should be within a fifteen minute walk or bike ride of home.

The waterfront
A public promenade along the Atlantic, with places to eat and gather at the water's edge, shared by the whole community.

Homes on the hillside
Single family plots on the rise, turned towards the ocean, with roads, power and water laid before homes go up.

Green all the way through
About 35 percent of the land is set aside for parks and gardens, with a central park at the heart of the plan.

Walk, cycle, glide
About 30 miles of shared walking paths and bicycle trails, with low speed limits so electric golf carts and children share the streets safely.

What the masterplan sets aside
The beach and promenade
1.2 miles of Atlantic frontage, with a joint public waterfront along the shore.
The Dawa Lagoon
About 1 mile of lagoon shoreline on the eastern side, kept as a natural edge to the community.
Parks and gardens
A central park, neighbourhood parks, community gardens and green buffers between districts.
Shops and a market
Office and residence districts for restaurants, cafes, a farmers market, groceries, a daycare and a gym.
Resorts and stays
Hotels, apartments and leisure in the R5 districts by the lagoon and above the beach.
A solar farm
Five acres set aside for a solar farm with two substations in Phase 4.
Water handled well
Retention ponds around the foot of the hills hold back storm water before it reaches the lagoon and the sea.
Paths everywhere
A joined up network of walkways and drives, so every part of the community is easy to cross on foot.
Fewer cars
Bicycle lanes, e-bikes, electric golf carts and a concierge shuttle are planned, with reduced speed limits.
Security
Private, behind one perimeter
A perimeter wall at least 2.5 metres high runs round the whole community, softened with planting. Four gatehouses control who comes in, with the main entrance from the Dawa Lagoon link road and a second from the Gomoa Fetteh to Nyanyano road.

Every plot sits in a zoning district that sets what can be built on it. The colours match the developer's own plan.
