The place
Where is Enclave?
On the Atlantic coast at Gomoa Fetteh in the Central Region of Ghana, between Nyanyano and Gomoa Fetteh town, about 75 minutes from Accra on the N1.
How big is it?
About 300 acres, with 1.2 miles of ocean frontage and about 1 mile of lagoon shoreline, planned as one community in five phases.
What will be there besides homes?
The masterplan sets aside a central park and gardens, a public waterfront, about 30 miles of walking and cycling paths, office and residence districts for shops and cafes, resort districts for hotels and apartments, a commercial district and a solar farm.
Is it secure?
A perimeter wall at least 2.5 metres high runs round the community, with four gatehouses. Phase 1 includes the wall around its land and two security gates.

Prices and plots
How much does a plot cost?
Phase 1 plots start at $20,855 at the early bird price. Every plot shows its early bird price and its standard price on the masterplan and the price list. Prices are in US dollars.
What is the early bird price?
The price Phase 1 is offered at while it launches, well below the developer's standard price list. Your advisor confirms the price that applies to you in writing before anything is paid.
What do the zones R1, R2, OR1, R5 and C1 mean?
They are the zoning districts in the developer's plan. R1 is single family homes, R2 low density homes and duplexes, OR1 office and residence, R5 hotels, apartments and leisure, and C1 commercial. Each plot page lists what can be built.
How big are the plots?
Most Phase 1 plots are between about 7,500 and 12,000 square feet; 8,000 square feet, about 743 square metres, is the most common size. The beach plots are larger.
When will Phases 2 to 5 go on sale?
Each phase is released when the one before it is under way. Sizes and prices are published at release. Join the list on any later plot and we email you before it goes on general sale.

Holding and buying
Can I reserve a plot online?
You can hold a plot free for 72 hours on the masterplan. Nothing is paid online. A sales advisor then takes you through the checks, the offer and the agreement.
How do I pay?
Only after the checks and a signed agreement, by bank transfer to the developer's company account, with a receipt for every payment. Never to a person or a mobile money number.
Can I buy from abroad?
Yes. Book a private video tour, hold your plot online and work with an advisor in your own time zone. Your lawyer in Ghana can act for you.
What lease term will I get?
Land in Ghana is held on a lease. A non citizen's lease can run for up to 50 years at a time under the Land Act 2020. Your advisor confirms the term that applies to you.
Will I pay anything after I buy?
The masterplan says shared paths and grounds are kept up through a homeowners association fee. The amount is published once it is set.

The plans
Are the plans and the 3D model final?
No. The plans, plot outlines and model are illustrative and subject to approvals and the land survey. Sizes and prices come from the developer's price list.
Can I visit?
Yes. Book a guided walk at Gomoa Fetteh and an advisor will meet you on site.
