From first look to your own land
Choose a plot online and hold it free for 72 hours. Phase 1 plots start at $20,855 at the early bird price. Everything after the hold happens with a sales advisor, and nothing is paid on this website.
Step by step
Eight steps, one advisor
The order follows Ghana's Land Act: checks and a written agreement come before any money changes hands.

Choose
Pick a plot on the masterplan. See its size, zone, early bird price, the walk to the beach and the view from it. - 02
Hold
Hold it free for 72 hours. Nobody else can take it while you decide, and nothing is paid online. - 03
Check
Your advisor confirms who you are and where the money comes from, as Ghana's anti money laundering law requires. - 04
Offer
You receive an offer letter with the price, the payment plan, the lease term and the title documents. - 05
Your lawyer
Your own lawyer searches the title at the Lands Commission and checks the site plan before you sign. - 06
Sign and pay
Sign the written agreement, then pay by bank transfer to the developer's company account, with a receipt for every payment. - 07
Register
Your deed of sub lease is stamped and lodged for registration at the Lands Commission in your name. - 08
Build
Build your home to the zoning rules and the community's design guidelines, when you are ready.
Title and documents
What you can check before you pay
Land buyers in Ghana rightly want to see the title first. Your advisor gives you these, and your own lawyer checks them.
Lands Commission search
An official search of the title, which your lawyer runs with the approved site plan.
Root of title
The developer's head lease and the consents behind it, for your lawyer to review.
Your site plan
A licensed surveyor's site plan for your plot, with the boundary pillars checked on the ground.
A receipt for every payment
Every payment is receipted, and the agreement states the payment plan in writing.
Lease terms
Land in Ghana is held on a lease. Under the Land Act 2020 a non citizen's lease can run for up to 50 years at a time. Your advisor confirms the term that applies to you, which is why we ask early whether you are a Ghanaian citizen.
Keep your money safe
Never send money to a personal account or a mobile money number. Ask for the official payment details in writing and check them on a call with your advisor before you pay. No payment is taken on this website.
